This is its own service with its own booking. You pick the rooms, we bring the extraction equipment, and that’s the whole visit. You don’t need to add a house clean to get it.
Rooms are priced per room. Stairs are priced per flight, separately, because a flight takes about as long as a small room.
Hallways, closets, landings and open-plan spaces that read as two rooms don’t always sort themselves neatly — tell us what you’ve got when you request a quote and we’ll confirm the count before you pay anything. No surprises at the door.

The machine pushes hot water and cleaning solution into the carpet under pressure, then pulls it back out along with the dirt it loosened. That’s hot-water extraction. Most people know it as steam cleaning — same thing, same equipment.
What comes out is what was physically in the pile: dirt, grit, dust, pet hair, the residue that daily vacuuming rides over.
We’ll show you what comes out of your carpet. That’s the honest measure of the job.
Upholstery runs on the same equipment, so if the sofa in that room has seen the same traffic, it can be booked as its own steam service — ask us on your quote and we’ll price them together.
San Francisco rates, standalone booking:
$149 is the minimum for a standalone carpet visit. Oakland and Berkeley run about 10% below San Francisco.
Room count and stair flights, mostly. Add upholstery and the sofa is priced by piece. Everything is priced before you pay — you’ll see the full number in the quote, and there’s nothing added afterward.
A 30% deposit (minimum $50) is taken at checkout to lock the date, and the balance is due when the work is done. Your date and time are held about 30 minutes while you pay. If the hold expires, it cancels itself and there’s no fee.

We don’t move heavy furniture or appliances, and we don’t do ladder work beyond a two-step stool. That’s a safety limit, not a shortcut, and it keeps your things and our people out of trouble.
The carpet will be damp when we finish, not wet. We open things up and keep air moving through the room while we work. Your cleaner will tell you on the day when it’s ready to walk on and when the furniture can come back — it depends on the room, the airflow, and how thick the pile is, so you’ll get a real answer rather than a guess.
