Here are our house cleaning prices, what moves your number, and what you pay when. No form first.

House cleaning starts at $179, our booking minimum: a one-bedroom home at our Essential tier, in maintained condition. Your home’s size, condition and extras move it from there.

Our standard clean. Kitchen counters, backsplash, sink, appliance exteriors, stovetop, cabinet and drawer faces. Bathrooms top to bottom: toilet, shower, tub, tile, sink, vanity, mirror. Dusting of reachable surfaces everywhere, vacuuming, sweeping and mopping, trash out.
Essential doesn’t include bed-making or linen changes.
Adds interior windows, appliance fronts, exterior cabinet detailing, light fixtures, blinds, inside the microwave, and bed-making with linen changes.
Adds specialty detailing, range-hood degreasing, priority scheduling, a pre-service walkthrough, and two eligible add-ons free.
Carpet, rugs, upholstery, garage or basement and decluttering are always charged.

Square footage and bedroom count are the biggest movers.
One bath is included with a 1–2 bedroom home, two with a 3–4 bedroom, three with a 5 bedroom. Beyond that it’s $35 per extra full bath, $20 per half bath.
Six months or more since the last professional clean, or never, is our Heavy/Restoration condition. It’s priced automatically and reviewed before we confirm.
Complete and Signature cost more than Essential because they cover more.
A flat $35 on house cleaning and deep cleaning, for the extra hair and dander. We don’t handle pet waste.
Same price everywhere we work, except deep cleans and Airbnb turnovers, which cost about 10% less in Oakland and Berkeley than in San Francisco.
The price is settled before we start, not after. If your home turns out different from what you told us, you hear first and can cancel at no charge.

$149 minimum. One room $149, two rooms $269, three rooms $369, each additional room $85, stairs $79 per flight. This is its own booking, separate from the $95 per-room carpet add-on that runs during a regular clean.
$179 minimum. Loveseat $129, 3-seat sofa $149, sectional $229, sofa and loveseat together $249.
Small $60, medium $100, large $140, with 15% off every rug when you do two or more in one visit. Rugs can ride along with a clean or anchor their own visit, as long as it meets the $179 booking minimum.
Post-construction cleaning and specialty surfaces (mattress, tile, hardwood, leather) are quoted on request. Tell us what you’ve got and we’ll price it.
Add-ons are flat-priced, with a $30 minimum each, and a recurring plan never discounts them.
We bring all products and equipment. The $35 eco/green add-on is there if you’d prefer different products.
The discount comes off the base, not your total, and add-ons stay at full price. Plan rates depend on finishing your first three visits; see the Cancellation Policy.
The same dedicated cleaner comes each visit. Not ready for a schedule? One-time cleaning is the same clean at the same price.
You pay a 25% deposit at checkout, with a $50 minimum. The balance is due on completion, the same day, by whatever method you choose. We never auto-charge your card for service; the card on file covers cancellation-policy fees only.
On an Airbnb pack, the deposit covers one turnover, not the whole pack.
Your quote and slot are held about 30 minutes. If the hold expires, nothing is charged. Cancel more than 4 days before your clean and your deposit is refunded in full; with less notice, it’s applied toward the cancellation fee. The full cancellation policy has the rest.
Card numbers never touch Sygora systems, because checkout is hosted by Stripe. We don’t run ads or cross-site tracking either.
Starting prices tell you the neighborhood. The quote form gives you the number. It asks for your ZIP, bedrooms and bathrooms, rough square footage, condition and add-ons. Then it prices the job and holds your slot while you pay the deposit.
Most bookings finish right there. Three don’t: a Heavy/Restoration home is reviewed before we confirm, a job longer than three days gets a custom quote, and a ZIP outside our area gets no quote.
From $179 for a one-bedroom at our Essential tier in maintained condition. Size, bedrooms and bathrooms, and the time since the last professional clean move it most.
We don’t price by the hour. Your price is set by the home, so you see the whole number before you book. The one exception is decluttering, at $85 an hour, and only if you add it.
The starting price describes a small, well-kept home. Your quote adds your size, extra bathrooms, condition, tier, add-ons and any pet. You see each one before you pay.
Not once we start, and never without your yes. Your price locks when your deposit is in.
Only two things can reopen it. One is a different number of bedrooms or bathrooms than you told us. The other is a home that needs a bigger job to finish what you booked. Everyday mess doesn’t count. If either happens, we tell you in writing before we touch anything. You choose: the new price, a smaller job, or cancel free with your deposit back.
Anything extra mid-visit is quoted first and done only if you ask. It’s all in section 4.6 of our Service Agreement.

Yes: 5% monthly, 10% bi-weekly, 15% weekly, off the base price only. Add-ons stay at full price, and plan rates depend on finishing your first three visits (see the Cancellation Policy).
If anything’s not right, tell us within 24 hours and we’ll re-clean the affected areas free.
