You probably came here for a number and figured you’d hit a form first. We’d rather just tell you. Below is what a clean costs with us, what makes your number go up or down, and what you pay when. House cleaning starts at $179 in San Francisco. That’s our booking minimum, and it’s a real, buyable price: a one bedroom home at our Essential tier, in maintained condition.
“Starts at” means what it says. It’s the starting point, not the whole story. Your price is built from facts about your home: its size, the number of bedrooms and bathrooms, how long it’s been since the last professional clean, and anything extra you add. Oakland and Berkeley pricing runs 10% below San Francisco.
House cleaning “from” rates — San Francisco, Essential tier, maintained condition:
Our standard clean, and it’s the one most people book. Kitchen counters, backsplash, sink, appliance exteriors, stovetop, cabinet and drawer faces. Bathrooms top to bottom — toilet, shower, tub, tile, sink, vanity, mirror. Dusting of reachable surfaces everywhere, vacuuming, sweeping and mopping, trash out. It’s a complete clean on its own.
One thing to know up front: Essential doesn’t include bed-making or linen changes.
Adds interior windows, appliance fronts, exterior cabinet detailing, light fixtures, blinds, inside the microwave, and bed-making with linen changes.
Adds specialty detailing, range-hood degreasing, priority scheduling, a pre-service walkthrough, and two eligible add-ons free.
Not every add-on qualifies — carpet, rugs, upholstery steam, garage or basement, and per-hour decluttering are always charged. The quote form shows you which ones are covered before you commit.

Square footage and bedroom count are the biggest movers.
One bath is included with a 1–2 bedroom home, two with a 3–4 bedroom, three with a 5 bedroom. Beyond that it’s $35 per extra full bath, $20 per half bath.
A home cleaned regularly costs less than one that hasn’t had a professional clean in months. If it’s been six months or more, or never, that’s our Heavy/Restoration condition — priced automatically, reviewed before confirmation.
Complete and Signature cost more than Essential because they cover more.
A flat $35 on house cleaning and deep cleaning, for the extra dander and hair work. It doesn’t cover pet waste — that’s not something we handle.
Oakland and Berkeley pricing runs 10% below San Francisco.

$179 per turnover in San Francisco, $161 in Oakland and Berkeley, when you buy a single one. On a 6-pack the rate is $149 per turnover in San Francisco, $134 in Oakland and Berkeley. Packs come as one-off, 4-pack, 5-pack or 6-pack. A linen swap is included with every turnover at no extra charge.
$149 minimum. One room $149, two rooms $269, three rooms $369, each additional room $85, stairs $79 per flight. This is its own booking, separate from the $95 per-room carpet add-on that runs during a regular clean.
$179 minimum. Loveseat $129, 3-seat sofa $149, sectional $229, sofa and loveseat together $249.
Small $60, medium $100, large $140, with 15% off all rugs when you do two or more in one visit. Rugs come out during a clean or anchor a visit of their own, as long as the visit meets the $179 booking minimum. Rugs and wall-to-wall carpet are different jobs with different pricing, so pick the one that matches what’s on your floor.
Post-construction cleaning is quoted on request — every site is different enough that a starting number would be guesswork. Same for mattress, tile, hardwood and leather work, which we handle as specialty surfaces. Tell us what you’ve got and we’ll price it.
Add-ons are flat-priced. There’s a $30 minimum per add-on, and add-on prices are never discounted by a recurring plan.
We bring all the products and equipment. The $35 eco/green add-on is there if you’d prefer we use different products in your home.
Booking on a schedule lowers the base part of your price: 5% monthly, 10% bi-weekly, 15% weekly. It comes off the base, not off your total, and add-ons stay at full price. Recurring rates are commitment-based; see the Cancellation Policy.
You get the same dedicated cleaner each visit, which is the real reason most people stay on a plan — they stop having to explain the place. Not ready for a schedule? One-time cleaning is the same clean at the same prices, with no commitment and no plan required.
You pay a 30% deposit at checkout, with a $50 minimum. The balance is due on completion, the same day, by whatever method you choose. We never auto-charge the card on file for service — that card is only ever used for cancellation-policy fees.
On an Airbnb pack, the deposit covers one turnover, not the whole pack.
Your quote and payment hold last about 30 minutes. If the hold expires, the booking cancels itself and nothing is charged. And on cancellations: cancel at least 7 days before your clean and your deposit is refunded in full; with less notice, it’s applied toward the cancellation fee. The full cancellation policy spells out the rest.
Card numbers never touch Sygora systems — checkout is hosted by Stripe. We don’t run ads or cross-site tracking either.
Starting prices tell you the neighborhood. The quote form gives you the number. It asks for your ZIP, bedrooms and bathrooms, rough square footage, how the place is doing condition-wise, and any add-ons you want. Then it prices the job and holds your time slot while you pay the deposit — about 30 minutes of hold, and if it runs out, nothing is charged.
Most bookings finish in one pass, right there. Three of them don’t, and it’s fair to know which: a Heavy/Restoration home gets priced and then reviewed before we confirm it, a job that runs past three days becomes a custom quote, and a ZIP outside San Francisco, Oakland and Berkeley gets no quote at all — we’d rather say so than string you along.
